Technology: Responsive websites with stunning professional photos and video walkthroughs have become an integral part of promoting Kelowna luxury real estate.

Technology is constantly changing the way we do things, and Kelowna luxury real estate is no exception. When it comes to buying and selling homes in the Okanagan, there are so many more options for people to find and research properties they’re interested in.

And for Kelowna realtors, advancing technology has opened up new channels for marketing the listings they represent to reach a wider market of potential buyers. Here are just a few examples of how changing technology is reshaping the way the luxury real estate industry operates.

Premium Websites

The days of glitchy websites with pixelated photos are thankfully long gone. In their place is a new standard of website that is:

  • Custom built
  • Fast loading
  • Visually appealing
  • Loaded with useful and engaging content
  • Simple to navigate

With an easy-to-search website interface at their disposal, potential homebuyers have the ability to do a considerable amount of research even before they meet with their realtor. By educating themselves beforehand, buyers feel more in control and have a better idea of what they’re looking for.

Today’s websites arealso responsive, meaning they are optimized to function well on your smartphone, tablet and on a laptop or personal computer. This is important because we have reached a point where people are conducting more online searches using their phones than they do using traditional computers.

Professional Photography and Videography

The majority of Kelowna luxury real estate listings are showcased using a combination of:

  • High definition video walkthroughs, with voiceovers
  • High resolution photography to highlights the main selling features

When you put this together with sleek graphic design options and search filters, the result is a listing that:

  • Looks professional
  • Stands out
  • Is easy to understand
  • Conveys the luxury lifestyle

This is particularly important for out-of-town buyers who want to learn all they can about Kelowna luxury real estate before coming to view it in person. In some cases, buyers are confident enough to make an offer without actually seeing the property firsthand because the online listing gives them everything they need.

It’s also worth noting that most buyers and sellers want to work with an agent who uses video to market or showcase a home.

Social Media Networking

With more and more research and communication being conducted online, Kelowna realtors are recognizing an opportunity to engage potential clients and promote listings using:

  • Social media
  • Blogging
  • Other online networking

This is an opportunity for realtors and clients to interact even before you meet face-to-face. And many realtors are active across a range of social media channels such as:

  • Twitter
  • YouTube
  • Pinterest
  • Facebook

Are you looking for Kelowna houses for sale that will allow you to enjoy the Okanagan lifestyle at its finest? Call the Kelowna realtors at Quincy Vrecko & Associates to discuss the properties at Cypress Point.

The ‘For Sale’ sign is up in the front yard, you’ve set a competitive asking price that’s in line with current Kelowna real estate conditions and you’re already eyeing up other Kelowna houses for sale. In short, you’re committed to the move.

One of the best things you can do next is to think about what you’ll do with your belongings. Moving is a fairly major undertaking, and with a little preplanning you can remove a lot of the stress from the process.

Many Kelowna realtors recommend packing ahead of time for this very reason, but there are also a number of other benefits to being proactive about your move. Read on to learn more…

1. Staging is Essential

Staging your home properly for showings can mean the difference between selling your home fast and keeping it on the Kelowna real estate market for months. In a nutshell, this includes:

  • Removing excess clutter from your living space
  • Providing your home with a sense of spaciousness
  • Highlighting your home’s best selling features

By removing your personal effects from the equation, you’ll increase prospective homebuyers’ ability to envision the house as their own. By pre-packing your non-essential items and de-cluttering your home, you’ll help achieve that.

2. Be Prepared for Moving Day

For homeowners who are selling Kelowna real estate, many are turning to mobile storage containers as a way of pre-packing their belongings. They hold a major advantage over traditional moving services in that they can be delivered to your home ahead of your moving day. This allows you to:

  • Avoid a mad scramble on moving day
  • Pack on your schedule
  • Avoid injuries from over-exertion
  • Take your time to pack carefully and create an inventory

Plus, once you’ve packed, you can request to have the storage company come and pick up the container and take it their facility for safe keeping until you’re ready to move into your new place.

3. Sort Through Your Belongings

People have a habit of becoming attached to their belongings. We often accumulate things that we felt were useful at the time, but they inevitably sit unused in closets or elsewhere collecting dust. This can include:

  • Clothing
  • Furniture
  • Electronics
  • Books and magazines
  • Toys
  • Kitchenware

While you’re packing for your move, it wouldn’t hurt to sort through your belongings and purge the things you no longer need or want. If you’re planning on downsizing your home, you’ll need to do it at some point anyway.

Rather than go to the effort of packing it up and lugging it to your new home, why not do it now? There are plenty of thrift stores and charity shops that would appreciate the donation.

Strata buildings are becoming a popular choice among homebuyers in search of Kelowna properties that are convenient and affordable.

Strata properties are becoming an increasingly attractive option for people looking to buy Kelowna properties. In terms of financial accessibility and convenience, they offer good value for first-time homebuyers and young families, as well as empty-nesters who no longer want the hassle of maintaining a larger home.

Before you commit to buying a strata property, it’s important to understand the responsibilities and the restrictions specific to the strata property you’re considering.

No two stratas are alike, and your real estate agent will help you comprehend the particulars of the Kelowna properties you’re looking at. Here are some of the key considerations:

1. Higher Density Living

One of the first things you should be aware of with strata properties is that you’re buying into higher density living. Some of the Kelowna properties that fall into this scenario include:

  • Townhouses
  • Condominiums
  • Apartments

Two of the main benefits of this are that you can share amenities and you’re not solely responsible for the upkeep of your property. The tradeoff is you’ll be living in close proximity to your neighbors.

2. Understand the Restrictions

As mentioned, each strata property has its own unique rules and regulations, and understanding them ahead of time will help you determine whether they’re suitable for your lifestyle. Strata bylaws can include restrictions on a wide range of factors that are intended to benefit all owners. They cover things like:

  • Age
  • Pets
  • Rentals

By reading up on the bylaws, you’ll understand what you are and aren’t allowed to do.

3. Additional Fees

The strata bylaws will indicate what provisions are in place for:

  • Insurance
  • Property maintenance
  • Parking
  • Snow removal
  • Landscaping
  • Contingency contributions
  • Water and sewer

This is important so that you understand what’s included in your strata fees. For example, in some places you might be required to pay for hydro, gas and water on top of your fees. In other places, they might be included.

4. What Are You Buying Into?

From a financial standpoint, it’s a good idea to ensure the Kelowna properties you’re considering aren’t problematic in any way. A good way to go about this is to read the monthly strata meeting minutes over the past half a year (or longer). You can also glean a lot of information from:

  • AGM minutes
  • Depreciation reports
  • Property condition disclosure statement

Using these information sources, you’ll be able to learn whether there are any:

  • Disputes among neighbors and council
  • Past problems and repairs
  • Major upcoming expenditures (i.e. re-roofing)
  • New bylaws being proposed at an upcoming AGM

It’s also worth inquiring how much money is in the strata’s contingency fund. In the case of an emergency, you want to make sure there are sufficient funds to cover it.

The dropping loonie has caused a shift in the Kelowna luxury real estate market, with new types of investors showing interest as a result.

A low Canadian dollar and floundering oil prices have many people wondering what effect this is having on luxury real estate in Kelowna. While it’s true that Alberta oil fueled a fair bit of the high-end sales activity in the Okanagan before it crashed, current conditions have caused a shift in the market, rather than a halt.

Here is a look at some of the current trends our Kelowna realtors are noticing as a result of the dropping loonie.

1. Accelerated Retirement Plans

The recent slump in Alberta oil has affected many people. However, for those who are close to retirement and have banked sufficient wealth to invest in luxury real estate, the oil crash has provided them with the incentive to leave early.

For many, the thought of enduring another tumultuous boom-and-bust cycle is just too much. As a result, what was once a three-to-five-year retirement plan for some has turned into a one-year plan.

2. Foreign Investor Interest

While many Canadians might not view the sinking loonie as a good thing, there are many Americans (and other foreigners) interested in the opportunities available north of the 49th parallel in terms of:

  • Tourism
  • Real estate
  • Other investment opportunities

The Okanagan already receives its fair share of foreign interest in real estate, but the cheap dollar could help fuel that even more.

3. Snowbirds Nesting at Home

When the loonie was hovering around (or above) parity in 2011-12, it was a good time for Canadian retirees to invest in vacation homes in places like Arizona. Not only was the price of real estate affordable, but the sky-high dollar made the cost of living there a lot less.

Fast-forward four short years and it’s the exact opposite. The exchange rate, which is sitting below the historic average of 72 cents, eats up a good chunk of our buying power.

As a result, many of these Canadian retirees are looking to invest in luxury real estate in Kelowna and elsewhere in the Okanagan.

An Emphasis on Waterfront

Of the luxury properties in Kelowna, investors appear keen to invest in waterfront homes of late. Prime waterfront properties in the Okanagan (as well as properties with stunning views) tend to be a secure investment that holds their value.

Spillover from Vancouver

Vancouver real estate is red-hot at the moment. In a time when townhouses are selling for upwards of $1 million in some areas, residents are starting to look elsewhere.

If you happened to invest in Vancouver property before the market took off, you’d have a sizeable down payment towards luxury real estate in Kelowna once your home sells.

New Year’s resolutions ~ Our Kelowna real estate specialists recommend switching to LED light bulbs as a way for homeowners to save money.

Eat healthier. Lose weight. Exercise more. These are all common New Year’s resolutions that people make. But rather than focus solely on personal well being, our Kelowna real estate specialists have some suggestions to help you achieve a number of financial and lifestyle goals for 2016.

Whether you’re a happy homeowner, or you’re searching for Kelowna houses for sale, there are numerous ways for people in all situations to improve their financial outlook, whether it’s:

  • Paying off debt
  • Building up savings
  • Managing spending habits
  • Saving for retirement
  • Saving to buy a home

No matter what stage you’re at, these simple steps will help steer you in the right direction.

If you’re considering buying Kelowna real estate, read our post: Real Estate Advice: Am I Ready to Buy a Home?

1. Double up on a Mortgage Payment

Even with lending rates near all-time lows, a good chunk of your mortgage payments are still going towards paying off interest. Doubling up on a payment is a good way to make extra headway on your principal.

Using this method, the entire amount of the extra lump sum goes towards your principal. Even if you do this once a year, it can take years off the time until your Kelowna real estate investment will be paid in full.

Other options for chipping away at your mortgage include:

  • Increasing payment amount beyond the minimum requirement
  • Making accelerated payments (bi-weekly instead of monthly)
  • Putting ‘found money’ (i.e. company bonus) on your mortgage

2. Switch to LED Light Bulbs

LED lighting technology has come a long way. While it was always known to be more energy efficient than their traditional incandescent counterparts, there were issues with light quality and durability. These days, LEDs have evolved to a point where they offer:

  • Similar light quality to incandescent bulbs
  • Last 25 times longer than incandescents
  • Use up to 90 per cent less energy than incandescents

According to Natural Resources Canada, the average Canadian home has 30 light bulbs. When you add up the potential power consumption, that makes a considerable difference in your electricity bill.

LEDs cost considerably more than traditional bulbs, so it requires an upfront expense. If you plan on staying in your current home for a while, the return on investment will be worth it.

3. Tackle Household Projects You’ve Been Putting off

Every homeowner has ‘The List.’ It’s all those things you’ve been meaning to do, but never quite get around to. Part of the hesitancy is that, as soon as you scratch one item off the list, another one takes its place.

You have to start somewhere, and New Year’s is a time when many people have a little extra motivation. The sooner you make a point of fixing your run-on toilet or tiling your kitchen backsplash, the sooner you’ll start to enjoy your home even more.

Choosing a trustworthy concierge service for your Kelowna luxury real estate will help protect your investment when you’re away.

If you own a second home in the Okanagan, you want to make sure it’s cared for in your absence, particularly if you’re going to be away for weeks or months at a time. One option our Kelowna luxury real estate experts recommend is to use a home concierge service.

By choosing an experienced, reputable firm to routinely look in on your property, you’ll have peace of mind knowing your investment is protected. Some of the main benefits of a concierge service for high-end homes include:

  • Ensuring house insurance requirements are met (i.e. regular inspections)
  • Noticing damage or necessary repairs before they become a problem
  • Preparing the house just the way you like it before you arrive
  • Reducing the chances of home invasion

For more tips on the latter point, read our post: Safeguarding Your Luxury Real Estate While You’re on Vacation.

Finding a Reputable Company

When looking for a concierge company, it’s a good idea to do your homework. Buying Kelowna luxury real estate is a major investment, and the last thing you want to do is entrust it to a company that’s inexperienced, or worse yet, untrustworthy.

You could start the process by searching online to see what’s available in your area. If you happen to know someone else who uses a concierge specialist in the Okanagan, you could get their feedback. Otherwise, most Kelowna realtors can recommend companies you can rely on.

The company you decide on should be able to provide:

  • Verifiable references
  • Proof of liability coverage
  • List of services
  • Fee structure
  • In-depth record keeping (for insurance purposes)
  • List of subcontractors

A Proactive Approach

Aside from the mandatory inspections to satisfy insurance requirements, a professional concierge service should act as a second set of eyes. Rather than walking through rooms so they can check the box on the service schedule, they should actively be looking for any potential issues.

If they discover a problem, they should have a decisive course of action that involves:

  • Notifying
    • homeowner (you)
    • insurance company (if necessary)
    • restoration company (again, if necessary)
  • Arranging for repair or maintenance (plumber, landscaper etc.)

Range of Services

Concierge specialists offer more than just insurance inspections these days. They’ve come to understand that people who own luxury real estate have a range of needs to keep their homes properly maintained. To avoid having to deal with multiple outfits, why not find one that offers everything? Some other maintenance options you might want to look for include:

  • Snow removal
  • Landscaping/yard work
  • House cleaning
  • Organization

Other services they offer are stocking fridges for arrival, Pick up and delivery of car at airport, Arranging chef services and shutting home down for the winter.

Those who own Kelowna luxury real estate also find the option of arrival/departure services very handy. This personalized provision can include everything from stocking the fridge with your favourite wine and cheese pairing and arranging chef services to making sure your car is cleaned, waxed and topped up with fuel or picking you up from the airport. They’ll even get your home ready for the winter.

Fill Your Wine Cellar This Winter

Try before you buy. Those are sage words to live by. And when it comes to wine tasting, it can mean a lot of fun, too. For people who own luxury real estate, and whose homes often feature wine cellars, tasting events also represent a great opportunity for stocking up before the holidays.

Kelowna is right in the heart of Okanagan wine country, and there are plenty of upcoming local events where you can sample the goods firsthand and decide which varietals you’d like to take home with you. Whether you prefer reds, whites, roses or port-style wines, there’s sure to be something to suit every taste.

Plus, it’s way more entertaining than simply driving down to the liquor store and picking something off the shelf.

Creating a wishlist is a great way to find the ideal home amongst the multitude of Kelowna houses for sale.

At any given time, there are plenty of Kelowna houses for sale in the Okanagan real estate market. As we head towards fall, the inventory typically increases as this is recognized as a popular time of year for listings. Yet, among all of the offerings, how do you choose which one is right for you?

Rather than head into homebuyer-mode blindly, it’s a good idea to determine your needs and get an idea of what you’re looking for in a home. After all, there are many options available:

  • Single-family home
  • Condominium
  • Duplex
  • Townhouse
  • Manufactured home
  • Apartment
  • Acreage
  • Waterfront
  • Land only

Our Okanagan realtors have come up with some points to consider before you begin searching among the Kelowna houses for sale:

Set Your Priorities

A great way to start your house hunting campaign is to list the features you would like to have on your new property. You can then add a little flexibility to your search by separating these amenities into the following categories:

  • Essential: Things you can’t live without
  • Important: Things you really want but aren’t necessarily a deal-breaker
  • Desired: Things you’d consider as bonus features

Sort Through Potential Features

No two properties are alike, yet they all seem to share certain features and similarities. Here are some of the more common items you should consider when building your priority list:

Type of housing: Do you want the privacy of a single-family home or the ease of a condominium?

Price range: Probably the single most important factor in deciding how much you want to invest in a property.

Location: Living close to work, school and local amenities is a huge convenience.

Number of bedrooms: How big is your family now, and do you intend to make it bigger?

Number of bathrooms: Another reflection of family size.

Design and layout: Do you prefer an open plan with lots of window light or a cozy log home?

Energy efficiency: Newer homes are built with more energy-efficient technology.

Condition: Do you want a brand new home or a bit of a fixer-upper?

Quality of construction: It’s possible to find older homes with ‘good bones.’

Upkeep: Will your new home require a ton of yard work?

Privacy: Cul de sacs and quiet roads are ideal for those seeking solitude.

Heat source: Gas, electric, wood or a combination thereof? Furnace, fireplace, radiators or baseboards?

Lot size: Do you need space for animals or a large vegetable garden?

Appliances: Would you prefer a matching set of energy-efficient appliances?

Outdoor amenities: Mature trees, waterfront or a well-kept garden are always nice.

Parking: There’s a lot to be said for having a level lot with easy access.

Once you have an idea of the type of property you desire, you should relay this information to your Kelowna realtor. If you haven’t chosen one, check out our post: How to Choose a Realtor.
